How Can I Tell if My Swimming Pool is Leaking in Oro Valley?

If your swimming pool leaks, it can weaken your pool and home’s foundation and waste thousands of gallons of water each month. The Environmental Protection Agency recommends following these steps to determine if your pool is leaking:

  • Grab a clear container and a marker
  • During the test period, turn off the pool auto-fill, do not manually add water to the pool, and avoid splashing water out of the pool
  • Put the container on the pool steps and mark the water level on the outside of the container
  • Now, fill the container with pool water up to the mark you just made so the levels match
  • Mark the water level inside the container
  • Now, wait and give evaporation time to work, usually two to three days. You’ll have to perform the test again if it rains or is windy.
  • Place the container on the pool steps. If the water in the pool is lower than the water in the container, you have a leak
  • If both the pool level and the container water levels are the same, you do not have a leak

Water Leak in Backyard Sprinkler System Causing Foundation Damage to Home in Oro Valley?

A leaking in-ground sprinkler system can water thousands of gallons of water and weaken your Oro Valley home’s foundation. Our Northeast Tucson and Oro Valley/Marana East offers these tips for determining if your in-ground sprinkler system leaks:

  • Find your main sprinkler system valve and shut it off
  • Once you shut off the sprinkler system valve, look at the low flow indicator on your water meter. If it keeps moving, the water leak is inside your home.
  • If the low flow indicator stops moving, the leak is in your main sprinkler system pipe
  • To check for visible irrigation system leaks, turn off your sprinkler system valve and wait at least two minutes. This allows the main sprinkler system pipe to refill with water.
  • Go to your controller and turn on the zone. Go to the zone you turned on and listen for water running.
  • Do you see water bubbling up from the ground? Are there any wet spots or pooling of water?
  • Look for broken sprinkler heads in the zone. If water is not hitting the target area or flowing out of the sprinkler heads, you will need to replace the sprinkler heads.
  • Repeat this process for each zone in your irrigation system
  • Call a certified irrigation contractor if you can’t fix the problem by replacing the sprinkler heads

The Insurance Institute for Business and Home Safety offers these helpful tips for maintaining your washing machine supply lines:

  • Look for signs the supply hose may be ready to fail—blisters in the hose, worn tubing, stress cracks, or a loose connection
  • Replace the supply hose with a reinforced steel braided hose if it shows any sign of wear
  • Tighten the connection if it feels loose. The most common site of failure is near the connection where the hose bends.
  • Replace supply hoses every five years, even if there is no obvious deterioration or wear. Some signs of deterioration may occur from the inside out and may not be visible until it is too late. When replacing washing machine supply hoses, always choose a reinforced steel braided hose over the traditional un-reinforced rubber hose. These hoses will last longer and are far less likely to result in a catastrophic water loss.

Water Damage Hiding in Anthony Estates?

I started smelling a damp odor, but I couldn’t locate the cause. Then I noticed a dark stain blooming on my wall. Oh no! I called SERVPRO® of Northeast Tucson and SERVPRO® of Oro Valley/Marana East, and they sent out a team of water restoration technicians right away.

The SERVPRO technicians used an infrared camera to locate the source of the hidden leak. They removed the drywall and repaired the leaking pipe, and monitored and documented the drying process to ensure the area was completely dry. Once the area was returned to normal moisture levels, they repaired the drywall and cleaned and sanitized the area. Now my house smells fresh, and the ugly water stain is gone!

Burst pipes can cause catastrophic water damage in a short period of time. Everyone in the family needs to know where the main water shut-off valve is located and how to turn it off. Here is some information on locating and shutting off the main water shut-off valve:

Start by locating the main shut-off valve. The main cut-off valves are usually outdoors in warmer climates, and in colder climates, these valves are usually indoors. The water shut-off valves have either a round wheel or lever handles.

It is important to note that if a valve is difficult to turn – DO NOT force it. Call a licensed plumber or the local public works authority for assistance.

  • Round wheel handle valves will turn off by turning the handle to the right (clockwise). A few turns should stop the wheel.
  • Handle valves should slowly be turned clockwise ¼ turn. The handle should no longer be parallel with the pipe. It should stop at a ¼ turn.

Inspect your rain gutters for visible signs of cracking. Use binoculars to inspect for smaller cracks. If you see extensive cracking, replacement is required.

Inspect gutter seams for damage where two horizontal sections meet.

Inspect your home’s paint job. If there is evidence of paint peeling, it may point to rain gutter failure. Check the section of the rain gutter closest to the paint damage for leaks. If there are more than a couple of leaks, you may want to replace the rain gutters.

Inspect your home’s exterior wood elements for rotting windowsills or door jambs. You may have clogged rain gutters or inadequate storm drainage.

July was the wettest month ever recorded in Tucson, getting 8.06 inches of rain, making July 2021 the wettest month in Tucson’s history of recorded weather. SERVPRO® of Northeast Tucson and SERVPRO® of Oro Valley/Marana East have been busy responding to water damage emergencies this monsoon season and water intrusion has been the main cause of the damage. Water intrusion is a term that describes water coming into a structure from an outside source. Possible causes of water intrusion include:

  • Leaking roof
  • Leaking chimney

  • Improperly installed rain gutters
  • Downspouts draining towards the structure
  • Overflowing storm drains
  • Cracks in the foundation
  • Water pooling around the foundation

It is a surreal experience when you see a foot sticking out from the ceiling. This happened to me. My dad went up into the attic to locate the source of a water leak and lost his balance and fell off of the floor joists and right through the water-damaged area! Fortunately, my dad was not hurt and he did locate the source of the leak. The air conditioning unit drip pan had cracked, and water was dripping out of the pan onto the attic floor.

You never know when a kitchen appliance will leak and cause water damage. In my case, there was no sign that the water supply line was cracked or evidence that this leak was causing hidden water damage to the wall behind the dishwasher. Eventually, I noticed a musty smell, pulled the dishwasher out to clean, and noticed the drywall behind the dishwasher was water-stained and saturated by the water seeping into it every time I ran the dishwasher. Oh no!

Even though we are in a digital age these days, some people still keep paper documents filed neatly in their drawer or a file folder (or somewhere else). However, what happens if those important documents are destroyed due to a water emergency or a flood caused by a storm? It can be so hard to track down copies of those documents and this leads to unnecessary stress among other difficulties depending on what the documents are for.

Weighted extractors were not used to push water from the carpet and padding so they can dry entirely in sync with the kitchen. The extent of the water soaking was handled readily by a wand and wet vac. Since this area of Arizona has low humidity, dehumidifiers were necessary for only a day to attain drying goals. Once dry, the weep holes were cleanly patched and the cabinets, flooring and contents were wiped down with antifungal cleaners to leave the room disinfected and smelling fresh and deodorized.

Flooding in Tucson homes usually results from inside sources. Most of these only drop small amounts of water onto floors, like a pipe rusting out under a kitchen sink. A split line that feeds water into an ice maker though can flood the entire floor of a home over a weekend.
 
When the water rests on a Tucson home’s kitchen linoleum or tile, it does not pose a threat unless there is enough to force its way underneath through section seams or seepage into grout lines. If it does happen, then water and air bubbles can form that soften the glue holding the linoleum in place and lift it off the floor. SERVPRO restoration teams use space heaters and dehumidifiers to force the water to evaporate and then draw it out of the air. After shrinking the bubbles, team members carefully use weights and heat to return the linoleum to its original shape and position, if feasible and possible.
 
If the flooding came from a backed up toilet or a faulty septic tank, SERVPRO cannot guarantee a carpet is safe for use after cleaning it. We recommend discarding the contaminated floor covering. If the water is clean, our technicians can restore most carpets. First, they use an extraction wand to draw as much water as possible out of the carpet. Next, team members lift and roll the carpet out of the way to remove the pad underneath.
 
They use air movers to blow warm, dry air over the exposed floor to dry it and lay down a new pad. Finally, unroll the carpet and tent it with air movers at one end and box fans at the other to completely dry it and then tack it back in place. This process is elaborate and is used if economically sound and the homeowner wishes to salvage this carpet.
 
If the home has wood floors, water removal can require more time and effort. Technicians use moisture content meters to measure the amount of water trapped in the floorboards. If it tests too high, they use dehumidifiers to draw moisture from the floorboards and surrounding air. Team members also use air movers to dry the surface, adjusting the heat to prevent cracking or splitting. Drying mats, another SERVPRO professional-grade piece of equipment, can draw the water and moisture from the joints and the underlying floor beams or concrete pad.
 
If they find moisture in the floor cavity underneath, technicians either use those mats, lift a floorboard or drill a hole underneath a section of floor trim to dry it. They then attach a hose to an air mover to force air into the cavity to speed up drying it and the dehumidifier to continue drawing the evaporated water out of the air.

If there is no cracking and the cushions underneath are not water-logged, team members begin drying the furniture using a combination of air movers and fans to force warm, dry air across surfaces to force out moisture and remove it from the home as it evaporates into the air. That's a lot of equipment indeed but it's the right equipment for this job. A water pipe broke and caused a flood in this kitchen. There was an excessive amount of water when SERVPRO of Northeast Tucson arrived. We began extracting water as soon as we arrived so that we may prevent any further damage to the tile and the other affected areas. This picture shows the equipment that our highly trained technicians set up after the mitigation was done. Homeowner was pleased to see no water and was impressed of how fast we took care of the damages as well. SERVPRO of Northeast Tucson is fast to the job and quick to work.
